Refurbishing four floors while two floors carried on trading was always going to be the difficult part. We did not receive a single escalated tenant complaint in seven months. That is not luck - that is planning and site discipline.

We had two children under five and stayed in the house the whole way through. The team was clean, quiet where they could be, and honest when they could not. Our kitchen was out of action for exactly the four weeks they said it would be.

A Grade II listed house with damp, failed lintels and a conservation officer to satisfy. CJX handled the whole thing, including the parts of it that were genuinely unpleasant, and the finished house looks like it was always meant to be that way.

Working in a managed block with a two-hour daily lift slot would defeat most contractors. They planned around it rather than complaining about it. We have already instructed them on our second property.

As a small developer, cost certainty is everything. CJX gave me a fixed price that held, delivered both units to EPC A, and got them reserved off-plan. I have three more sites and they are pricing all of them.
