A full CAT A refurbishment of four floors of occupied office space, delivered floor by floor without interrupting existing tenants.
A four-floor CAT A refurbishment of a 1980s office building in Holborn, carried out while two of the six floors remained fully occupied and trading.
The scope covered strip-out to shell, new raised access floors, suspended ceilings, full mechanical and electrical replacement, new VRF air conditioning, and upgraded WC and shower facilities.
The building was brought from an EPC D to an EPC B, meeting the landlord's obligations under the Minimum Energy Efficiency Standard well ahead of the 2027 deadline.
Two floors remained occupied and trading throughout. A single goods lift served the whole building, and the works involved noisy strip-out and core drilling directly above working offices.
We sequenced the programme floor by floor from the top down, ran all noisy operations between 6pm and 6am, and negotiated dedicated goods lift possessions with the building manager. Temporary fire and smoke separation was installed at every floor boundary and inspected weekly.
Delivered on programme with zero tenant complaints escalated to the landlord. The building moved from EPC D to EPC B and all four floors were let within four months of practical completion.
