Meadowbrook New Build
A pair of semi-detached low-energy homes built to a fabric-first specification, achieving EPC A on both units.
Two semi-detached houses on an infill plot in Sevenoaks, procured by a small developer client on a design-and-build basis.
The brief was straightforward: the lowest achievable running costs without resorting to expensive technology. We answered it with fabric - 300mm of wall insulation, triple glazing, and rigorous airtightness detailing - supported by an air source heat pump and MVHR in each unit.
Both units achieved an EPC A rating and were reserved off-plan before the roofs were on.
A tight infill plot between two occupied properties with a shared access lane barely wide enough for a delivery lorry, and a developer budget that left no room for cost overrun.
We used a timber frame erected in five days to minimise the time heavy plant needed the shared lane, with all deliveries scheduled and offloaded to a just-in-time programme. Airtightness was tested at first fix so any remedial work happened before finishes went on.
Both units achieved EPC A and airtightness results of 1.8 and 2.0 m³/h·m². Delivered within budget, and both plots were reserved off-plan four months before completion.
