We are pleased to confirm practical completion at Chancery Court, a four-floor CAT A refurbishment in Holborn delivered for Chancery Court Asset Management.
Project summary
The scheme covered 1,840 square metres across four floors of a 1980s office building, comprising strip-out to shell, new raised access floors and suspended ceilings, complete mechanical and electrical replacement, new VRF air conditioning, and upgraded WC and shower facilities.
Two of the building's six floors remained fully occupied and trading for the entire seven-month programme.
Energy performance
A central objective was compliance with the Minimum Energy Efficiency Standard ahead of the 2027 threshold. The building has moved from EPC D to EPC B, giving the landlord considerable headroom against future tightening of the regulations.
Delivery
The project completed on programme with no tenant complaints escalated to the landlord, achieved through top-down floor sequencing, night working for all noisy operations, and dedicated goods lift possessions agreed six weeks in advance.
All four refurbished floors were let within four months of practical completion.
